Ordring and Payment Process

At Lincolnshire Shepherd Huts, we aim to make your journey from concept to completion as smooth as possible.

Securing Your Build Slot

Once you’re ready to proceed, a 25% deposit is required to secure your build date in our workshop schedule. This ensures your project is locked in and allows us to begin preparing for your bespoke design

Design & Development

Around four weeks before your build, you’ll be invited to attend your first design consultation with our team. This is where your vision truly comes to life, as we go through layouts, features, and specifications tailored just for you

At this stage, a further 50% of the remaining balance is payable

Completion & Delivery

Your final balance is due once your Shepherd’s hut has been scheduled for delivery. Before completion, you’ll have the opportunity to inspect your hut, ensuring every detail meets your expectations before it leaves our workshop

Superstructure

Craftsmanship Built to Last

Our Shepherd Huts are constructed with precision, using only the highest quality materials to ensure strength, insulation, and durability.

Base Construction:

The base is made from 18mm hardwood ply with a CLS 50x76mm (3×2) treated timber framework, fully insulated with 50mm Kingspan. It’s topped with 18mm moisture-resistant chipboard tongue and groove flooring, providing a solid foundation ready for your final flooring choice.

Walls:

The walls are built using the same high-quality CLS 50x76mm treated timber, filled with either Earth Wool insulation as standard, or upgraded to Sheep’s Wool for a more eco-friendly, natural option. The interior walls are then finished with Butt & Bead cladding, creating a beautiful, rustic look.

Exterior Construction:

The exterior is lined with 11mm Stirling (OSB) board and a breathable membrane, ensuring a weather-tight structure. The final cladding option is entirely up to you—choose from Feather Edge, Waney Edge, Tongue & Groove, or Wrigley Tin Cladding (our standard option). Timber cladding is available as an upgrade.

We believe the chassis is the most important part of any build; without a solid foundation, you have nothing. That’s why, here at Lincolnshire Shepherd Huts, we’ve designed some of the strongest and most reliable steel chassis on the market.

At the heart of every Lincolnshire Shepherd Hut lies a chassis engineered for exceptional strength, balance, and stability. Each one is constructed from either 100×50mm box steel with a 4mm wall or 50×50mm box steel with a 4mm wall, depending on the size and style of the hut.

Every towable steel chassis features a 600mm to 900mm circular turntable, complete with a drawbar for towing into position, allowing for effortless movement and precise placement during installation.

For those seeking something truly traditional, we also craft solid oak chassis with authentic cast-iron wheels, combining heritage style with timeless craftsmanship. In addition, a standard rolling chassis is available for on-site builds, offering flexibility and practicality for permanent installations.

This meticulous level of construction provides complete confidence in the strength, safety, and longevity of every hut — built to withstand the elements and stand strong for generations to come.

Ceilings – Strong, Elegant Finishes

A roof built for strength, style, and lasting protection.

The ceiling of each Lincolnshire Shepherd Hut is expertly formed from 18mm curved hardboard, supported by 3×2 CLS cross beams to create a strong, stable structure. This is then clad in 15mm matchboard timber and finished with elegant trims, achieving a traditional yet stylish interior finish.

Externally, the roof and ceiling cavity are fully insulated with a reflective space blanket, followed by a breathable membrane to ensure superior thermal performance and long-term protection against the elements.

The exterior roof is finished with plastic-coated, corrugated, curved steel sheeting, offering both excellent weather resistance and a sleek, contemporary aesthetic.

For a premium upgrade, we offer curved Tulip wood exposed beams, adding a touch of natural beauty and craftsmanship to your interior. Alternatively, for those seeking a true statement feature, an enhanced roof structure with a central beam and curved spars is available, creating an exposed-beam design that’s both elegant and visually striking.

Our windows and doors are crafted from Sapele, a durable and visually striking hardwood renowned for its rich colour, smooth texture, and exceptional longevity. This not only enhances the aesthetic appeal of each hut but also ensures outstanding performance against the elements.

As standard, every hut is complemented by French oak steps, handcrafted to provide a solid, elegant entrance that perfectly complements the exterior.

Following a challenging 18-month planning process we found ourselves with permission for four 28”X 11” Shepherd Huts and nobody to build them as our original supplier had ceased trading. After speaking to suppliers from all over the UK we identified Lincolnshire Shepherd Huts as our only potential supplier without revisiting the planning process for an amendment to the hut size. We went to meet Karly and Jamie on site at Woodhall Spa where they were siting another bespoke build. In this instance 2 smaller huts fitted together in an L shape to achieve a similar overall area to what we were looking for. To say we were impressed was an understatement. We even question if we should consider an amendment to planning and go for like for like L shaped units. A quick reality check ruled that out as the planning amendment would have delayed us further. A window in their production schedule also meant by sticking to our original plan we could achieve our preferred delivery of early 2025, allowing us to welcome guests for Easter. This left us trusting in them to build to somebody else’s design with nothing more than pictures of a completed unit with a different layout to that we were looking for, the overall size, location and sizes of the window and doors. Not a blueprint in site! Have there been issues along the way, understandably with an un blueprinted bespoke build, yes. Most notably and out of their control, on delivery, due to an issue with the crane operator our groundworks contractor appointed to site the huts miss-calculating the lifting range. This saw their team going above and beyond, stripping out the interior of one hut just before dusk to achieve lifting weight for the required range of over 50m. This enabling us to site the final hut without the added expense of a second larger crane returning the following day. As in this instance, the other minor issues that have understandably been encountered along the way have been dealt with professionally and in a timely manner. We are over the moon with the completed huts and guest feedback on them has been nothing but positive. I would have no hesitation recommending Karly and Jamie's business to anybody looking for a bespoke or off-plan Shepherd Hut Build, and hope to be using them again in the future to continue to grow our accommodation offer. We can’t wait to spend the long winter nights in front of the log burner with a nice glass of red. We chose the Shepherd hut only to find out we couldn’t have it craned in due access restrictions.
